Carlsbad’s former Robinsons-May department store was transformed into a multi-use, multi-tenant facility, the result of a close collaboration and creativity among the municipality, developer, architect, and construction team. Architecturally, the design met contemporary standards of esthetics, using fresh materials, and giving the structure new life. A significant emphasis was placed on the unique structural features and strategies to put new use to an old structure with updated safety standards, especially seismic codes.
Further focus was on managing a multi-tenant building with two high-impact noise generators - a cinema and fitness center - and ensuring smooth coexistence with their neighboring retail and fine dining establishments. Throughout the construction phase, the adjacent mall was open and operating, which required special focus on staging, safety, and coordination with tenant construction projects.
